Pros:  simple to apply, almost odourless
    Cons:  foams too easily

"Firstly, let me say that this product is for interior use only - it's not clear on the web-site, but it is quite clear on the instructions on the bottle itself. At least one reviewer has complained that when it rained on his outdoor tiles, they went all milky - and he gave the product one star - what can I say?! :/ . The product is water based, so has only a very slight odour. It is very thin and runny, not like emulsion paint or similar, more like linseed oil in consistency, or even thinner than that. It applies easily enough, but try as I might I couldn't get it to 'not foam' slightly - something the instructions tell you to avoid - not sure how you do this - I certainly couldn't. . Having said that, waiting until the product is almost dry, then wiping with a clean cloth seemed to do the trick as far as application goes. . The tiles (slate) now look darker than pre-sealing, with, as advertised, a very gently sheen. If you want a glossy look, then this product isn't for you - you might try an oil based sealant."

    Pros:  flawless

"This product is absolutely spot on for use on slate floor tiles. It produces a hard, sealed and satin finish that makes the floor look like it cost thousands of pounds. I will describe what I did to my kitchen floor. About 10 years ago I laid natural slate tiles sourced from Wickes. The area is around 16 sq.m. To finish this job (yes it has taken me 10 years) I began by mopping the floor with a cheap soapy solution. Next, I diluted some of Wickes' renovator product approximately 10:1, and filled up a 500ml recycled spray bottle. Armed with this and a bucket of clean water, a sponge and a stiff scrubbing brush, I cleaned each tile in turn: spray on renovator, scrub, rinse. To make sure the floor was clean, I mopped it again with plain tap water. Next I used a 2" paint brush and applied Wickes' natural stone sealer, grout and tiles. I used only a few drops per tile. Owing to the multicoloured and rough natural finish of the tiles, I brushed it every which way then finished each tile with long strokes in one direction only. When dry the tiles were not matt, but not glossy either. In fact, the finish was very good at this point. The instructions for that product say that you should clean off any excess before it dries, but I found that applying only VERY little (just enough to work it into the porous surface) was satisfactory. The tiles would bead clean water, but the finish would not scratch with a finger nail. Finally, I applied the satin product that is the subject of this review. I poured about 200ml of it into a plastic container and used the 2" brush to liberally coat the surface of each tile. Yes, this produces a very fine foam (contrary to the instructions), but I painted four at a time, then wiped with a microfibre cloth. The finish was even and any bubbles would disappear before it dried. The first tiles had dried before I had finished coating them all, so I just started from the beginning for the second coat. The end result is a semi-wet look satin/glossy finish that is waterproof and even and hard. To say that I am pleased with the result is an understatement. My final thoughts are that preparation is the key to a good result - make sure your floor is spotlessly clean and dry at every point before applying the sealer or the satin polish. To give you an idea of how much you will need, I have half a bottle of each of the three products I used left - and I treated 16 sq.m"

"I applied this to external slate. it left a very acceptable satin sheen but when it rained a week later it all turned "milky" and water stains remained. In fact it now looks as "dirty" as it did before I applied the tile sealer. I am glad I did not apply it to the slate kitchen floor."

Pros:  easy to use easy to clean
Cons:  use sparingly don't leave any excess

"This is a good product. I have been tiling for the last 10 years and have used a lot of sealers, strippers, oils, polishes and stain protectors. Wickes satin tile sealer is a water based sealer therefore easy to apply and easy to clean off any excess. I have quarry tiles in my kitchen and it has been the only product that I have found that leaves a nice colour enhanced look (not too glossy). Use sparingly, it's better to use less as it has a blue tint in the mixture and this can come up in the finished look. Excellent value. Recommended."
