Landlord Electrical Safety (EICR) Inspections & Certificates

 All private rented properties in England must have an Electrical Installation Condition Report (EICR) carried out at least every five years. With many first reports completed in 2020-21, 2025 marks a major renewal year. Landlords who miss this window risk fines of up to £30,000 per property.

This translates into demand for certified electricians who can carry out inspections, classify defects clearly, and provide written confirmation after repairs. Clear documentation is key - landlords must share certificates with tenants and local authorities within 28 days, so tradespeople who handle the paperwork efficiently can build lasting relationships.

Landlord Smoke & Carbon Monoxide Alarm Regulations

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations set out strict requirements for landlords. From September 2024, all new tenancies must install interlinked smoke alarms in living spaces, heat alarms in kitchens, and CO alarms where there are combustion appliances (excluding cookers). Existing tenancies had to comply by December 2024.
